What are some key concerns about Proposal S22-0010?
There are many concerns about development in the precious 15-acres of land bordering North Lakes Park and our neighborhood.. Here are few.
S22-0010 does NOT have the support of the community. The North Lakes neighborhood has come out in large numbers to oppose the negative environmental, health, and social impacts that will result should this proposal be approved.
S22-0010 would destroy a dense tree canopy, encroach on a FEMA-protected flood zone, and put environmentally sensitive areas (ESAs) surrounding Pecan Creek at risk.
The development plan conflicts with Denton’s simple sustainability framework which promotes conservation of resources, access to natural spaces, health and safety, air and water quality, stormwater infrastructure, protection of water bodies, carbon sequestration, and reduction in the urban heat island effect.
The tree canopy in question that stretches across nearly 15 acres is home to hundreds of species, undermining Denton’s commitment to the preservation of wildlife and desire to become a certified Wildlife Habitat Community.
The development plan seeks to narrow the Pecan Creek riparian buffer, which will increase the risk of flooding, stormwater runoff, groundwater discharge and pollution while decreasing water flows during dry weather.
S22-0010 does not preserve quality of life or reflect the character of the North Lakes residential neighborhood. The 2-, 3-, and 4-story buildings are not compatible with neighboring structures, give a direct line of sight into yards, and fail to support Denton’s green infrastructure.
S22-0010 would make traffic worse on University Drive and in the North Lakes neighborhood. There is no direct entrance or exit from University Drive. Denton’s Vision Zero plan to reduce and eventually eliminate traffic fatalities will likely be negatively affected.
S22-0010 would force North Lakes neighborhood residents to live in a construction zone for 1-2 years..
Thankfully, S22-0010 has been stalled. Now, with the strength of our community any development proposal that emerges for this important tract of land will face immediate scrutiny from a thoughtful, informed, and passionate group of engaged citizens..
